A 3-bedroom family house underwent conversion into a 4-bedroom HMO. The house is located in the heart of the student's hub of HD5 in Huddersfield. It is within walking distance to Huddersfield University and Town Centre.

Adding value by refurbishing the house to a high standard and re-configuring the floor plan to add a new bedroom. 

A summary of the the work undertaken include:

1. Conversion of reception room into an extra (4th) bedroom.

2. Adding en-suite to the attic bedrooms

3. Full renovation of the kitchen and bathrooms

4. New painting, flooring and furniture. 

The house renovation and change of use from a single-family let into a HMO (multi-let) allowed an increase in its monthly gross rental return by approximately 90%.
